Covid-19 - Thursday 9th April 2020

Dear Resident,

Residents and employees have contacted the Management Office with concerns about the numbers of people congregating and sunbathing in the gardens last weekend, general visitors and non-essential deliveries to the Estate. The Government regulations are very clear that you should only leave your home for very limited reasons; these are as follows:

1.       Shopping for basic necessities, for example food and medicine, as infrequently as possible2.       One form of exercise per day, for example a run, walk, or cycle-alone or with members of your household3.       Any medical need, including to donate blood, avoid risk of harm, provide care or help to a vulnerable person4.       Travelling for work purposes, but only where you cannot work from home

Please refrain from situations whereby residents and employees of the Estate are put in harms way, particularly for our staff who have to engage unnecessarily with those who are not following the Government guidelines. 

Staying safe at Kings Chelsea – Social Interaction

There are many residents taking the opportunity in exercising and walking around the development during the current lockdown. The footpaths around the development are narrow so please adhere to the social distancing rules which is 6 feet apart from others. In addition, when using the common parts in the buildings please do not enter a lift should it be occupied but wait and call another lift. Similarly, when people are exiting lifts please stand back to permit a safe distance of two meters apart where possible, likewise when passing in corridors or on the stairwells. 

Once again, we also ask that children do not ride their bikes or play football games, nor residents congregate on footpaths or lawns as this creates unnecessary interaction and prevents others from passing safely by.

Cleaning of Common Parts / Precautionary Bio Clean:

A biological clean in all common part areas of the residential buildings has now been arranged as a precautionary and preventative method of sanitizing. There are some residents that are self-isolating and the foot fall in the common parts continues to be relatively high due to the need for residents to go out for provisions etc. Bio cleaning can protect the common part areas after carrying out sanitizing for up to and around 20 days as the products stay active on surfaces and soft furnishings for this length of time. We hope that this initiative will help to mitigate and reduce the likelihood of any potential bacteria. The dates and times for this super clean in the common parts of each building will be as follows:

Fogging comprehensively delivers across a range of surfaces and materials including textiles, micro-droplets of disinfectant and biocides that float in the air for around 30 minutes after application and are attracted to land underneath, on top of and on the sides of surfaces in the same way that the viruses and other pathogenic microbes would do, creating a virtual film of protection after drying-out because of its polymer backbone composition. Spraying would not get to this hard to reach surfaces, this is why fogging significantly increases the biocidal efficiency of the chemicals. The Chemicals UsedThe chemicals used for the cleaning process are suitable for office environments, offer no residual risk, would not cause allergies, are classed as Food Safe, non-corrosive, Fresh Scent or Odourless, water-based antimicrobial biocidal with multi-surface broad spectrum kill and residual control. They can be used on Surfaces, Hands, Rooms, Spraying, Fogging, Wiping, Foaming, Moping, offer no significant impact on the environment nor to humans. Cooperation of ResidentsAs a precautionary measure whilst the cleaning is being undertaken in the corridors of your building, we ask that all residents remain inside their apartments for one hour. Noise will be very minimal. On a lighter note…. Kings Road Dairy Ltd. Kings Road diary is a family run business and have been delivering in the Chelsea area for over 25 years. Due to COVID -19 crisis Kings Road Diary are now undertaking home deliveries, and are able to supply Milk, eggs, butter, Greek yogurt, Tropicana and bread directly to Kings Chelsea residents. In addition, they can make up fruit and vegetable boxes with the produce of your choosing. Their fruit and vegetables are sourced directly from Covert Garden Markets. These are unprecedented times, creating challenges for us all. First and foremost, I would like to reassure everyone at Kings Chelsea that we are determined to carry on regardless in providing security, community, and continuing to focus on helping residents where needed. At a time when there is so much uncertainty, I hope the measures that we have put in place give you some comfort when it comes to your safety and wellbeing.

Staying safe at Kings Chelsea – Social Interaction

Following these simple guidelines will contribute towards making Kings Chelsea as safe as can be.

All people with flu-like symptoms - a fever above 37.8 C or a persistent cough - should self-isolate (stay at home, away from other people) for seven days. If you have self-isolated, once again we urge you to notify us to ensure we can put precautionary measures in place to assist, for example how to deliver parcels to your apartment and to ensure we put adequate cleaning regimes in place.

General Information / updates

Estate contractors:

We understand that some contractors / horticulture operatives can continue working providing that operators comply with all the distancing rules. K.C. Estate Management reviews this daily with all our essential contractors who are required to attend the Estate. In addition, contractors who are currently operating at Kings Chelsea, do so within the current UK Government guidelines.

Update on services:

·      Cleaning: The general cleaning regimes for all high footfall areas such as entrances, lift lobbies, lift buttons/panels, entry-phone systems and door handles have one again been increased ·      Parcels / Packages: Our Estate team still continue with the key holding and parcel services, however this is continually under review to protect our employees / residents and to prevent spread of the Coronavirus. If parcels are delivered to your door please exercise patience if they are not delivered in a timely manner; we are not currently operating with a full team and the security of the development and well-being of some of our most vulnerable residents takes absolute priority above all else·      Contractors/Access: All contractors undertaking general works at Kings Chelsea have been suspended. Any essential works deemed necessary will go ahead, however please rest assured that the required contractor control measures are in place and will be managed by KCEM. We kindly ask that residents follow a similar approach when permitting anyone onto the Estate/ buildings. ·      The pool, gym, steam room and sauna remained closed until further notice·      White Rose dry cleaning will close temporarily from 3rd April and re-open on Monday 20th April

Covid 19 Update 30th March

Dear Resident,

Firstly, we would like to reassure all our residents that we are very much open for business albeit with  a reduced staffing level due to self-isolating; however, we remain committed to meeting your needs as far as reasonably practicable during these difficult and uncertain times, as best we can with the resources we have. 

While we may not always be able to speak with you face to face, we have the virtual capabilities that technology has given us to keep the vital flows of contact and information moving between us, such as our Kings Chelsea app.

To minimise the threat, damage and disruption from COVID-19, we need to collaborate and support each other to keep Kings Chelsea operating, as close to normal as possible in the coming weeks and months ahead.

Useful Information:

Gym / Swimming Pool: the leisure facilities have been closed until further notice

Tennis Court: the facility remains open to residents

The Greenland park by the Tennis Court: The Greenland has been closed to the Public until further notice. Residents may continue to use this area on the understanding of keeping a safe distance from other users

Air conditioning in apartments: The AC units installed at Kings Chelsea within the apartments re-circulate the air within each room in which they are located. There is no shared air between apartments via these units as the systems are connected by sealed copper pipes containing refrigerant

Maintenance of buildings: Ministry of Housing, Communities and Local Government ((MHCLG) confirmed that Estate contractors can continue to work on site to ensure essential maintenance for fire safety and sanitation reasons provided the work is done in accordance with Public Health England guidance, i.e. 2 metre distancing, etc.

Unavoidable moves can go ahead says Government

The Government has said that house moves can, if absolutely unavoidable, go ahead.

“Home buyers and renters should, as far as possible, delay moving to a new house while emergency measures are in place to fight coronavirus.

“If moving is unavoidable for contractual reasons and the parties are unable to reach an agreement to delay, people must follow advice on social distancing to minimise the spread of the virus.

“Anyone with symptoms, self-isolating or shielding from the virus, should follow medical advice and not move to a new home for the time being.”

The advice for anyone in any setting is to follow these main guidelines.

The most common symptoms of coronavirus (COVID-19) are recent onset of a new continuous cough and/or high temperature. If you have these symptoms, however mild, stay at home and do not leave your house for 7 days from when your symptoms started. You do not need to call NHS 111 to go into self-isolation. If your symptoms worsen during home isolation or are no better after 7 days, contact NHS 111 online. If you have no internet access, you should call NHS 111. For a medical emergency dial 999.

Wash your hands more often than usual, for 20 seconds using soap and hot water, particularly after coughing, sneezing and blowing your nose, or after being in public areas where other people are doing so. Use hand sanitiser if that’s all you have access to.

To reduce the spread of germs when you cough or sneeze, cover your mouth and nose with a tissue, or your sleeve (not your hands) if you don’t have a tissue, and throw the tissue in a bin immediately. Then wash your hands or use a hand sanitising gel.

Clean and disinfect regularly touched objects and surfaces using your regular cleaning products to reduce the risk of passing the infection on to other people. 

At the current time and based on our understanding of what is known of COVID-19 and other similar respiratory viruses, it is likely that older people and those with chronic medical conditions may be vulnerable to severe disease. As more information emerges, recommendations may change.

Takeaway and delivery facilities: some businesses remain open and operational for the delivery of food items. This means people can continue to enter premises to access takeaway services, including delivery drivers.

Accommodation for key workers, NHS staff & vulnerable groups

Support for NHS: If you would like to offer accommodation – or any other service - to the NHS, please send the details of your offer to England.covid-estates@nhs.net with the word ''support'' in the title.

Support for vulnerable groups: If you are able to provide urgent and much needed support for vulnerable groups including the homeless and rough sleepers, please send the details of your offer to: HRS_Covid19@communities.gov.uk; Leticia.Gil@communities.gov.uk. 

Your details may be passed on to appropriate Local Authorities to contact you. The Ministry for Housing, Communities and Local Government (MHCLG) will have a support package in place for these groups, and any additional costs you might incur to meet the needs of vulnerable groups will be met by government.

Kings Chelsea Covid 19 Update

Information on COVID-19 As the situation around the COVID-19 (coronavirus) continues to evolve, our priority remains the health and safety of our colleagues, residents and visitors.  We are committed to doing all we can to keep you safe and protect the services provided to you during the current coronavirus pandemic. We want to reassure our residents that we are continually monitoring the Government and Public Health England advice and information. 
 
Impact on services: • Cleaning: The cleaning regimes for all high footfall areas such as entrances, lift lobbies, lift buttons/panels, entry-phone systems and door handles have increased.  
 
• Packages: Our Estate team will continue with the key holding and parcel services, however this is continually under review to protect staff and residents and to prevent spread of the Coronavirus.  
 
• Contractors/Access: All contractors undertaking works at Kings Chelsea may be put on hold. Any essential works deemed necessary will go ahead, however please rest assured that the required contractor control measures are in place and will be managed by us. We kindly ask that you follow a similar approach when permitting anyone onto the Estate/ buildings.  
 
• Amenities: Following advice, the decision has been taken to close the gym; however, the pool / sauna and steam room will remain open until further notice. In the meantime, please be reminded that these areas are common-use areas and residents use the facility at their own risk. 
 
We are aware that it is possible that coronavirus may impact our ability to perform repairs and maintenance tasks. We have in place continuity plans to deal with emergency situations and these are being tested in line with the current Government guidance and reviewed daily. We are liaising closely with contractors and suppliers to review their emergency plans to ensure that any impact is as limited as possible.  
 
Hygiene and social distancing: We want to ensure we are keeping you, and our colleagues, as safe as possible and we recommend that our colleagues and customers observe the social distance and hygiene recommendations in line with current Government and Public Health England advice. Everyone is requested to avoid physical contact, including the shaking of hands and we respectfully request that people keep a two-metre distance between themselves, especially at the main reception.  We have provided our staff with additional personal protective equipment to help prevent the spread of infection.  We recognise that these are difficult and uncertain times for all residents and our staff at Kings Chelsea, but we are keen to ensure that anyone working for and with us, and residents living here are adequately protected.  
 
Contacting us: Our main contact points for our residents which include telephone, e-mail and reception remain open.  Whilst there is the potential for some disruption, we are progressing our activity to provide continued service via all these mediums. We will update this statement if we anticipate any downtime to those services.   
 
Keeping all informed: If we need to get a message to as many residents as possible and as quickly as possible, the quickest way is via the Kings Chelsea app. Whilst we won't rely on this communication method entirely, we do want to ensure that we can reach as many people.  If you have not yet joined the Kings Chelsea app, then you may do so by going to the apple store or google play and enter Kings Chelsea Concierge on search. Download the app and simply follow instructions to login/ create your own account. 
 
Self-Isolating: As the situation with coronavirus evolves there will undoubtedly be several residents who will be required to self-isolate. It is very important, as previously communicated, for us to be kept updated if that is the case so that we can best ensure the safety and wellbeing of all our community. We will treat any communication received with the utmost respect and privacy.  In these circumstances we request that you: 
• Restrict access as required.  
• Follow the stay at home advice which can be found using the current guidance link below. 
• Notify Reception by email reception@kingschelsea.com  or telephone 020 7352 5752 where a member of your household is self-isolating, as well as notifying any potential visitors, including contractors and staff requesting access to your property for any emergency. This provides us with the opportunity to react with any increased cleaning of specific communal areas.  
• We respectfully request that you do not engage with any Kings Chelsea staff, contractors or other residents if you are unwell or are in self-isolation. Please use methods such as telephone calls, intercom and e-mails.
COVID-19 Guidance for Kings Chelsea Staff: Our teams have been provided with updated processes and guidance if coronavirus is identified and includes what to do if they feel unwell and guidance on helping to prevent the virus spreading. All advice is based on the current Government and Public Health England guidance which will be reviewed and updated as required.

Dear Residents, 
 
Following the recent announcement that the UK has now entered the delay stage of the Coronavirus outbreak, the information below aims to offer you advice and guidance and is based on the current guidance issued by the National Health Service (NHS) and the World Health Organization (WHO) 
 
As per Government guidance please; 
 
All people with flu-like symptoms - a fever above 37.8 C or a persistent cough – should self-isolate. if you live alone and you have symptoms of coronavirus illness (COVID-19), however mild, stay at home for 7 days from when your symptoms started.  If you live with others and you or one of them have symptoms of coronavirus, then all household members must stay at home and not leave the house for 14 days. The 14-day period starts from the day when the first person in the house became ill
 
 If you have self-isolated, we urge you to notify us to ensure we can put precautionary measures in place to assist, for example how to deliver parcels to your apartment and to ensure we put adequate cleaning regimes in place.

Advice for those that think they may have coronavirus:    1. Do not go to a GP Surgery or Hospital & do not approach site staff or other residents. 2. Go online to nhs.uk and select the 111 Coronavirus Service or Dial 111. 3. You may be asked to self-isolate and if you are, please kindly contact Reception reception@kingschelsea.com or by phone 020 7352 5752 to inform them of this. 4. The NHS services will advise on next steps if you have been infected by the Virus. 
 
We are pro-actively taking measures to protect our employees and residents alike and we have implemented practical steps to stop the risk of infection spreading and contain the infection if identified. All contractors undertaking works for us at the development may be put on hold .Those works deemed essential, the contractors will be asked to review the Visitors' Information sheet and sign a declaration form to confirm they have not been in contact with anyone with the virus, have not travelled to Europe recently and if they feel unwell, we reserve the right to remove any contractors from site considered to be a risk.  We are pro-actively taking measures to protect our employees and residents alike and we have implemented practical steps to; 
 
A) stop the risk of infection spreading and
Do
Cover your mouth and nose with a tissue or your sleeve (not your hands) when you cough or sneeze
Put used tissues in the bin straight away
Wash your hands with soap and water often – use hand sanitiser gel if soap and water are not available
Try to avoid close contact with people who are unwell

Don't 
X do not touch your eyes, nose or mouth if your hands are not clean 
X do not approach your neighbours or any members of the estate team if you do have any of the symptoms mentioned below. 
1. High Temperature  
2. Cough  
3. Breathing Difficulties 

B) contain the infection if identified.
Measures include provision of anti-bacterial soaps, wipes, gels etc and for staff including:
• Handwashing and social distancing
• Knowledge and advice of symptoms
• Incubation periods following onset of clinical symptoms
• Absence leave and homeworking arrangements
• Travel and quarantine arrangements

Please be advised, subject to on-going risk assessments, the leisure facility may be closed if deemed necessary to minimise any risk of contamination. We are also reviewing our contingency plan to ensure that we can continue to provide our core services with the potential of reduced staffing levels if necessary and or required. 
 
With the new guidance from the government to self-isolate from 7 to 14 days if showing certain symptoms, this is likely at some point to put a strain on our workforce and resources to be able to provide the services we need to and would kindly ask for your patience in such circumstances.
 
We recognise that these are difficult and uncertain times for all residents, but we are keen to ensure that anyone working for and with us and residents at Kings Chelsea are adequately protected.
